This project presents a Housing & Tenancy Management Analytics Dashboard, analysing a residential housing portfolio comprising ~10,000 tenants across 499 properties, with 3,248 active tenancies, indicating strong utilisation and occupancy across the portfolio. Only 4 tenancies are ending soon, suggesting short-term stability and low immediate vacancy risk.
The dashboard enables housing, finance, and operational stakeholders to understand tenancy utilisation, rental income performance, regional contribution, tenant demographics, transaction activity, and short-term vacancy risk through a single, integrated reporting view.Financial analysis shows that Bay of Plenty and Otagoare the strongest contributors to total rental income, while regions such as Canterbury and Auckland contribute comparatively less, highlighting potential opportunities for optimisation or targeted growth strategies.
The analysis highlights strong portfolio stability, balanced tenant demographics, concentration of rental income in specific regions, and efficient transaction processing, while enabling seamless drill-down from high-level trends to individual financial transactions for transparency and auditability.
This Power BI solution provides an end-to-end analytical view of housing and tenancy operations, integrating operational, financial, and compliance data into a unified semantic model.
The dashboard allows users to dynamically analyse performance by:
- Region
- Property
- Tenancy status (Active, Closed, Pending)
- Transaction type (Rent, Bond, Maintenance, Utilities, Administration)
- Time (Month–Year)
The analysis focuses on five core operational areas:
- Portfolio utilisation and tenancy stability
- Tenant demographics and household composition
- Regional rental income performance
- Monthly rent trends and revenue monitoring
- Transaction processing health and drill-through analysis
The data model follows best-practice analytical design, optimised for both summary reporting and transaction-level investigation.
- Tenancy transactions (Rent, Bond, Maintenance, Utilities, Administration)
- Tenancy lifecycle and status records
- Property (Property Name, Region)
- Tenant (Gender, Household Size)
- Date (Year, Month)
- Transaction Type
- Tenancy Status
This structure enables fast aggregation, consistent KPI calculations, and intuitive drill-through from portfolio-level metrics to individual records.
- Total Tenants: ~10,000
- Total Properties: 499
- Active Tenancies: 3,248
- Tenancies Ending Soon: 4
- Total Compliance Records: 100
- Top Revenue Regions: Bay of Plenty, Otago
- Transaction Status Split: Balanced (Active / Pending / Closed)
The portfolio shows high utilisation, with a large number of active tenancies and only 4 tenancies ending soon, indicating strong short-term stability and minimal immediate vacancy risk. A balanced mix of active, closed, and pending tenancies across properties indicates healthy operational turnover rather than systemic issues at specific sites.
Tenant gender distribution is evenly spread, and household size analysis shows demand across multiple household types rather than reliance on a single segment.
This balance reduces demographic concentration risk and supports long-term portfolio resilience.
Bay of Plenty and Otago are the strongest contributors to total rental income, while regions such as Canterbury and Auckland contribute comparatively less.
This highlights where revenue strength is concentrated and where targeted optimisation or growth strategies may be required.
The Rent by Month–Year trend provides a clear temporal view of income patterns, allowing stakeholders to quickly detect fluctuations or potential revenue dips and take corrective action early.
A balanced mix of transaction statuses (Active, Pending, Closed) suggests efficient operational workflows rather than processing backlogs.
Drill-through functionality allows users to move directly from summary views to individual transaction records, improving transparency, traceability, and audit readiness.
